Real estate: Huge NetApp campus in Sunnyvale goes on sales block

SUNNYVALE — NetApp has put up for sale a huge campus in Sunnyvale, placing on the market four buildings that include the tech giant’s headquarters site.

The buildings that NetApp is attempting to sell total roughly 702,200 square feet and are all located in a section of northern Sunnyvale known as Moffett Park. In recent years, Moffett Park has become one of Silicon Valley’s hottest spots for real estate activity.

Less than two years ago, NetApp sold other Sunnyvale properties adjacent to the ones that are now on the market.

In 2019, Google bought buildings and land from NetApp, paying $95.6 million for the properties, Santa Clara County public documents show.

All the properties that either NetApp sold to Google or that NetApp now has placed up for sale are on a block bounded by East Java Drive, Geneva Drive, East Caribbean Drive, and Crossman Avenue in Sunnyvale.

Savills, a commercial real estate firm, has circulated a flyer offering the four-building campus to prospective buyers. The Class A office campus is being marketed by Savills brokers John Brady, Peter Hamann, Joseph Brady, and Michael Drew, according to the flyer that was obtained by this news organization.

A potential offering price wasn’t listed in the sales package. The properties that were placed on the market occupy about 21 acres.

However, $319.1 million is the current combined value of the four parcels that are being offered for sale, according to documents on file with the Santa Clara County Assessor’s Office.

Sunnyvale-based NetApp didn’t respond to a request for a comment about the situation.

Property experts have previously told this news organization that NetApp has begun to scout for a new headquarters location in Silicon Valley, including in San Jose.

The sales brochure noted that the properties are in an area with access to multiple recreational options.

“The site is surrounded by an outdoor amenity area consisting of picnic/patio areas, a beach volleyball court, a pond/fountain, and an open lawn area with walking paths,” Savills stated in the marketing flyer.
